Ground-floor garages under raised homes
A lot of Anastasia Island housing is raised, which puts the garage at ground level underneath the living space — often partly open to the air, sometimes with a screen or louvered wall rather than a sealed door. Those slabs get the worst of everything: humidity, blown sand, salt, and the occasional storm-driven water.
They're also excellent candidates for coating, because a sealed floor is dramatically easier to keep than raw concrete that soaks up every stain and grows a dusty film. The catch is the prep. A ground-level island slab needs its moisture read honestly before anyone quotes it, and if the number comes back high there are ways to handle it — but not by ignoring it.
